Standard of Practice 1-15
REALTORS®, in response to inquiries from buyers or cooperating brokers shall, with the sellers’ approval, disclose the existence of offers on the property. Where disclosure is authorized, REALTORS® shall also disclose, if asked, whether offers were obtained by the listing licensee, another licensee in the listing firm, or by a cooperating broker. On February 26, 2009 the Southern Nevada District Board of Health (SNDBOH) adopted the Southern Nevada Health District (SNHD) revised Regulations Governing Individual Sewage Disposal Systems and Liquid Waste Management (94 pages) pursuant to Nevada Revised Statute (NRS) 444.650. Section 4 of the revised Regulations restricts the certification of individual sewage disposal systems (also known as septic systems) to the Health Authority (SNHD):
4. 1 The Health Authority shall be the sale entity within its jurisdiction that provides official certification for permitted individual sewage disposal systems.
The Board found that the Regulations are designed to protect and promote the public health and safety, and it therefore orders compliance within Clark County, Nevada. The certification of septic systems protects potential home buyers and lenders. SNHD conducts onsite inspections of the property and documents compliance issues if they exist. Furthermore, the ISDS Hearing Officer Process in Section 19.8 gives SNHD enforcement capability as it relates to the provisions in the Regulations:
19.8.4 Upon the Hearing Officer(s) finding a violation has occurred, the Hearing Officer(s) shall levy such penalty, and require corrective action as he deems appropriate to the violation, subject to the following penalties per NRS 444.635: 19.8.4.1 For a first offense, at least $500 but not more than $5,000, per day; 19.8.4.2 For a second offense, at least $1,000 but not more than $5,500, per day; 19.8.4.3 For a third offense, at least $1,500 but not more than $6,000, per day; 19.8.4.4 For any subsequent offense, at least $500 more than the most recent previous penalty levied by the Hearing Officer, per day.

Equal Pay Plan
For many, budgeting is easier when you use an “equal pay plan” for recurring expenses.
Based on current dues and fees, a payment of only $100 per month received not later than the 5th day of the month starting February 2010 will insure that your MLS, Supra Key fees, and annual REALTOR® dues are paid in full and on time each billing period.

Year to date sales volume is now at 34,707 on SFR, the highest annual volume in the past 5 years, even surpassing the 2004 total year volume of 33,529 with December sales yet to be added in. The November 2009 volume is a 42.8% increase over November of 2008.
Average Price has held steady for the past several months, and November closed out with an average sales price of $167,178, a 1.5% increase over October, but a 28% decrease over November of 2008.
The Total dollar value for units sold in November 2009 is $521,094,077 and this is an increase of 2.8% over November of 2008.

"5 Ways to Boost Profitability in 2010" Instructor: Roberta Matuson, Human Resources Expert and President of Human Resources Solutions
1. Pick one idea and move forward. Most business owners have at least 20 ideas on their 2010 list of things to do. Pick one idea from your list and don?t second guess yourself. Put the majority of your resources behind this idea so that you move one thing forward. You may feel uncomfortable abandoning everything else on your list, but this discomfort will dissipate as you see how quickly you are able to achieve results by remaining focused.
2. Drop the dead weight. This is the year to be lean and trim. Non-performers slow down the organization and in some cases can be the death of businesses. Identify the people or positions that must be shed and make it happen. You will be surprised how easily you can outrun the competition once you are in shape.
3. Increase communication. One of the most common complaints from employees is the lack of communication between employers and their staff. Businesses of all sizes are now using technology to get their messages out to their employees. Some are using webcasts or weekly teleconferences. Others are using a company blog on their intranets that allows business owners to immediately post messages to ensure employees stay connected. Let us not discount the importance of face-to-face meetings, which are affordable to businesses of all sizes.
4. Connect with a trusted resource. 2009 was a tough year and it looks like 2010 will be starting off the same way. It can be very stressful trying to work through challenging times without a trusted resource or a peer group to share your thoughts and ideas with. Find a business owners group or ask a trusted colleague for a referral to an executive coach or a mentor. Do something so that you have access to a trusted resource, to help push your thinking to a whole new level.
5. Be the leader everyone wants to follow. How liberating it must be to be a company like Google or Apple. Few businesses ever reach this position because they are so busy trying to catch up with the competition. These companies analyze everything to death and kill innovation before it has a chance to germinate into something big. Imagine what your business could accomplish if you charged ahead with little regard for others in your industry, took calculated risks, encouraged innovation and rewarded employees who joined you. You could accomplish amazing things, which sounds a lot more exciting than breathing the exhaust fumes from your competitors as they zip by you.

Dear Member,
Without belaboring the issue of our economy which we are all aware is suffering, your Board of Directors being fiscally responsible researched many areas in our budget to evaluate how we could reduce expenses but not cut member services. One of the largest expenses was our SNR publication which is printed and mailed to over 14,000 subscribers. Recognizing that change is not easy we will still print at least four copies this year which will be mailed. The design of our online [electronic] publication will look like a book…you will have the ability to turn pages as you read each article.
